The refurbishment of TasNetworks Administration Southern Headquarters involved the fitout of existing building stock at Maria Street, Lenah Valley. The existing shell in the basement of Admin 2 building comprised of some 920m2 which was fitted out as Open Plan Office Accommodation, Amenities, Kitchenette, Meeting Rooms and Stores
Key engineering features of the project included:
Addressable Fire Detection and Occupancy Warning systems
Wet pipe sprinkler system for fire protection purposes
Lighting throughout utilised the latest in LED technology coupled with intelligent control systems such as presence detection within the zones by detecting Doppler shifts in transmitted ultrasound and passive infrared heat exchangers.
Dedicated task lighting to each workstation couple with motion detection for control thereof
Technologies incorporating automation of external glazing blinds sensing lux levels via the Building Management System, Photo Voltaic cells for primary water heating
Exit and Emergency lighting installations
Wi-Fi infrastructure and networks to enable Staff wireless internet access
Fully networked CCTV system via dedicated Cat 6 cabling
Complex data networking and power systems to workstations via soft wiring installations and below floating floor cable pathway systems
Public access and building facade lighting installations
Intruder detection and access control installations
Sophisticated Audio/Visual systems inclusive of short throw projectors and interactive whiteboards.
Re-circulating natural gas fired heating and chilled water A/C systems inclusive of central chiller/ heat pumps/boiler with a high importance for heat recovery and enhanced fresh air distribution via displacement floor diffusers
Fully integrated Building Management System with all building services and remote interrogating and monitoring capabilities
