Centacare Evolve Housing is a not-for-profit organisation focused on providing secure and stable social and affordable housing in partnership with Housing Tasmania and the State Government.
This single title social housing development is located in the suburb of Chigwell, Tasmania and was constructed over 3 levels to provide a total of 22 dwellings consisting of 1 and 2 bed types, on-site covered parking and common areas. Individual dwellings are fire separated.
An existing kiosk substation posed a fire hazard due to its proximity to the new building. Liaison with TasNetworks was required to remove the old kiosk substation and replace it with a new substation on the street frontage.
Key engineering features of the project included:
Electricity supply infrastructure to service units with dual tariff metering to reduce energy costs.
Communications infrastructure comprising NBN access paths to service units.
Energy efficiency measures include occupancy sensing for lighting outside dwelling entrances and the covered parking area. External lighting is controlled by time clock and photo-cell.
Base and feature lighting throughout utilising the latest in LED technology.
Public access and entryway lighting installations.
Heat lamp assemblies have been used to heat bathrooms.
Emergency and exit lighting.
240V smoke alarms.
MATV systems per block to provide free-to-air TV to each individual unit.
Reverse cycle air conditioning for each unit.
Mechanical exhaust systems for toilets/laundry rooms and kitchen range hoods.
